It is just be sure to choose 32-bit or 64-bit depending on if you have 32-bit or 64bit windows, if upgrading.

It's the first option you want if you need an actual ISO instead of the tool.
When you upgrade to Windows 10 you get build 10240.
12040 ???? Never heard of it, unless that`s a typo, the latest build is 10525. (For Insiders)
