    Games Lag


    Hello,
    I am posting here for some fresh insight to help me troubleshoot my game lag issues. I just recently built a new computer and am using Windows 10 for the first time. All of my games are lagging despite the greatly varied system requirements and they all lag at the same rate despite having them run at the highest or lowest capacity graphics settings. I have made sure all drivers are installed and up to date. I have verified the cache for each game individually. I have tried setting my GPU to run at max capacity from the Nvidia Control Panel. I have tried a clean boot in hopes of seeing that might of helped. I have tried setting the Steam client to beta. I have disabled the Xbox app DVR. These were all the suggestions I've gotten through many forums and also through live chat with Nvidia, Microsoft, and Steam. I've also ruled out hardware by running another hard drive on my new build with the Windows 7 OS and had no issues running my games at max graphics settings. My GPU, CPU, and Memory all run at normal capacities while in game aswell.

    I apologize for the lengthy description, I've just been troubleshooting for quite a while now and have gotten no positive results. So I really appreciate any new insight, suggestions, and ideas, thank you.

    ASRock H97M Pro 4
    Intel I7 4790K
    16gb DDR3 Ram
    ASUS GTX 970 OC

    Did you allow Windows to install your GPU driver? If so, I'd recommend downloading Nvidia driver 362.00 (some of the newer ones have been causing issues, so I'd avoid them), and then run DDU (http://www.wagnardmobile.com/?q=node/69) in safe mode to clear out the existing drivers. Once your computer boots back up, clean install the driver you downloaded and see if that fixes the issue.

    I gave it shot but I'm still having the same issue...
    And that's not the first time the windows driver were mentioned. I'm almost positive I have all the proper windows drivers, not that they make it easy to find out. But in my device manager all my drivers are "the best versions" and windows update doesn't have anything new.
    Any suggestions?

    It's clearly not software related, I can only assume you have faulty hardware somewhere, probably RAM, it's almost always RAM :) can you test the sticks individually?

    What's the speed of your RAM? If it's 1333 MHz, then that's probably why.

    And what's the speed of your processor?? SHould be higher than 2.5GHz
