What is available in the store depends on the persons system as well, just like My Dell is not available for my system to even install for example ever since April 2023 but if I went to the Microsoft Store app and unchecked show installed products only, it will allow me to install it but it will be the last version that supported my system and not the current version.

My Realtek Audio Console which is what mines is called is v144.302.0 which is the newest available for me and older than what is available to you because I am on a Dell XPS 15 9570 which is a system from 2019. People with MSI and I think ASUS seem to have newer versions including the Realtek audio drivers as I can only use the latest All OEM version being 6.0.9559.1 while ASUS is already on 6.0.9567.1 even before 6.0.9556.1 All OEM was available. So just because there is a newer version available that is newer than what one has installed, it doesn't mean it will work with everyone's system and ofcourse I could be wrong.

Why have installation files if it is from Microsoft store?
Some computer manufacturers provide realtek audio console app as a separate installation file because you may have installed windows 10 enterprise edition which doesn't have microsoft store.

The version of the realtek audio console app corresponds to the realtek hardware support application software components. Read my sticky tutorial for more details.

Don't worry about it. The realtek hardware support application inf file (11.0.6000.309) will be on Microsoft Update Catalog in a few weeks which will let you download 1.46.309.0 realtek audio console from the Microsoft Store.

There is absolutely zero need to install something from unofficial sources. I have 305 myself.

Probably will try it later, more concerned with if it doesn't work, if I can go back to what I had before or not.
